He founded Bonaventure in 1999, when he was 25, starting with the acquisition of one multifamily property and a platform to manage it. The company says his expertise lies in capital formation, joint ventures and tax-efficient structuring, and the firm’s shape reflects that: it is as much a capital-raising business as a landlord.
Over the following quarter-century Bonaventure became vertically integrated, adding development, asset management, property management and design to ownership. Its development arm, led by Chris Cobb as President of Bonaventure Development, builds apartment communities, and the firm keeps what it builds: the Aspire West End community in Richmond, which Bonaventure built in 2018, was operated by the company for eight years before it was offered to investors as a DST in September 2026. Dunton framed that as the point of the model, arguing that most DST sponsors meet a property at the same time their investors do. The company describes itself as one of the largest HUD borrowers, with 92.9 percent of its debt fixed-rate and long-duration.
On the investment side, Bonaventure offers BMIT, a private NAV real estate investment trust, alongside exchange and DST vehicles aimed at tax-efficient ownership.
